North and South Peoria Are Not the Same Market

This is the first thing to understand about Peoria. The newer neighborhoods at the north end, in 85383, are mostly master planned, mostly built in the last twenty years, and priced anywhere from the high four hundreds up past a million.

Head south to 85345, the older part of Peoria, and the same city has homes in the two hundreds and three hundreds. Older houses, established streets, smaller lots, and a lot of condos and townhomes.

The middle of the city, 85381 and 85382, sits in between on both age and price.

So when you see a Peoria home that seems surprisingly expensive or surprisingly cheap, check the zip code before you draw any conclusions. It is almost always the explanation.

The Median Price Is Not What Most People Pay

The median above counts every home in the city, and the north end has enough homes above three quarters of a million to pull that number up. Plenty of people buy in Peoria for far less. Sort the homes above from low to high and you will see how much is available under four hundred thousand.

Where You Land Changes Your Commute

North Peoria puts you on Loop 303 with a real drive to central Phoenix, though the north Phoenix employment corridor is much closer. The southern end sits near Loop 101 and has a shorter trip downtown.

The two ends of this city are about a half hour apart from each other. If you are relocating and do not know the area yet, figure out where you actually need to be during the week before you fall for a house at one end or the other.

What I Would Look At

Check the year built on anything in the southern zip codes. Homes down there can be excellent value, but a roof and an air conditioner from the early two thousands are a real number you need in your budget.

In the north end, find out whether you are looking at a resale or a builder home, because a builder price is a starting point and the upgrades get added on top.

And in any of the master planned neighborhoods, ask what the total monthly HOA payment is. Some of them have a second fee layered on top of the one shown in the listing, and people miss it.

It depends entirely on which end of the city you are in. Peoria stretches a long way north, and the difference between the north end and the south end is roughly half an hour before you leave town. Decide where you need to be first, then look at homes.
