Sun City, AZ Real Estate

Home

Sun City is a 55+ community and the oldest one in the Valley. At least one resident in each home has to be 55 or older. It is also a wider price range than most people expect, and the reason for that is worth understanding before you start looking.

Not Everything Here Is Bought the Same Way

Scroll through these listings and you will find homes under $100,000 in the same search as homes several times that. That is not a typo and it is not a fixer-upper story. It is a difference in what you actually own.

Sun City includes conventional single family homes, attached homes, condominiums, and a number of properties held as co-ops rather than owned outright. In a co-op you are buying shares in a corporation that owns the building, along with the right to occupy a specific unit. It is a legitimate way to own a home and plenty of people are happy in one.

But it changes your financing. Most conventional mortgage lenders will not lend on a co-op in this market. Many of these sell for cash. If you are planning to finance, find out which category a property falls into before you fall for it, because the answer decides whether the purchase is even possible for you.

Anything with a letter in the unit number is worth asking about specifically.

The Rest of What Shapes Prices Here

The homes are original. Sun City was built starting in 1960 and most of it went up in that first decade or two. Some homes have been fully updated and some have not been touched. That gap explains most of the price difference between two similar-looking houses on the same street.

It is a slower market. Homes sit here longer than in most of the West Valley. If you are buying, that is time to think and room to negotiate. If you are eventually selling, plan for it.

What I Would Ask on Every Home

How is it owned. Fee simple, condo, or co-op. Ask first, not last.

When the roof, HVAC and water heater were replaced. Get years, not descriptions.

What the recreation fee is. Community facility access carries a mandatory fee, and there are one-time costs at closing. Get the current numbers on the specific property.

Whether there is a separate HOA. Some subdivisions inside Sun City have their own on top of everything else.

Sun City Questions I Get Asked

Why are some homes here under $100,000?

Usually because they are co-ops rather than homes you own outright, and most lenders will not finance them. They are frequently cash purchases. Ask how a property is owned before you go any further with it.

Do I have to be 55 to buy here?

At least one resident needs to be 55 or older, and there are rules about younger occupants. Confirm the specifics on the exact property, since a few pockets inside the area work differently.

How is this different from Sun City West?

Sun City came first and the homes are older and generally smaller, which is why prices run lower. Sun City West is newer with larger floor plans. Most people looking at one end up touring both, and the right answer usually comes down to which floor plans and which amenities suit you.

Why do homes take so long to sell here?

A large inventory, a specific buyer pool, and a lot of homes that need updating. For a buyer with time and a clear idea of what they want, that is an advantage.
