Before You Start Comparing Buckeye Homes

Most Homes Cost Less Than That Median Price

The number above counts every listing in Buckeye, including empty land. A few of those parcels are priced higher than any house in town, and that pulls the median up. Most people buying here are looking well below that number. Sort the homes above from low to high and you will see it right away.

North and South Buckeye Are Two Different Places

Almost every home here is in one of two zip codes, and they are not alike. North of I-10 in 85396 you get newer homes on smaller lots, priced a little higher, with a lot of two bedroom floor plans built for people downsizing or retiring here.

South of I-10 in 85326 you get a much wider mix. The most affordable homes in Buckeye are there, and so are most of the properties with real land around them.

If a home's price seems off compared to others you have been watching, look at the zip code. That is usually the reason.

A Lot of These Homes Are Brand New

You can spot a builder's home by the price. Something like $446,530 came off a builder's price sheet, not from a homeowner deciding what to ask. That number is a starting point. The lot, the upgrades, and anything you pick out at the design center get added on top, and the discounts they advertise usually require you to use their lender.

So the price you see and the price you sign for are often two different numbers. That is normal with new construction. Just know it before you start comparing a builder's home to a resale down the street.

Homes Sit Longer Here, and That Helps You

Houses in Buckeye take longer to sell than houses closer to Phoenix. That works in your favor. You are not forced to decide the same afternoon, and there is more room to negotiate.

It also means a home that has been listed a while is not necessarily a problem here. If one house has sat much longer than everything around it, ask why. If the whole neighborhood is moving slowly, that is just Buckeye.

What I Would Look At

Check the lot size on anything you like. Homes here sit on everything from small subdivision lots to more than an acre, and the same price can buy you either one depending on where in town you are.

Find out whether a home is new construction or a resale before you compare it to anything else.

And in any of the newer master planned communities, ask what the total monthly payment to the HOA actually is. Some of these neighborhoods have a second fee on top of the one in the listing, and people miss it.

Common Questions About Buying in Buckeye

Why are homes in Buckeye cheaper than in Phoenix?

Land costs less the farther west you go, and a lot of Buckeye is new construction on the outer edge of the Valley. You are trading drive time for a bigger house. Whether that is a good trade comes down to where you actually need to be during the week.

Should I look in 85326 or 85396?

It depends on what you want. 85396 is north of I-10 and has most of the newer master planned neighborhoods, so the homes are newer, the lots are smaller and prices run a little higher. 85326 is south, closer to the older part of town, and it covers a much wider range. If you want land around your house, or the lowest prices in Buckeye, look there first.

How far is the drive to Phoenix?

Buckeye is the westernmost city in the Valley, so the commute is real and it depends heavily on where you are going. Downtown Phoenix, Sky Harbor and the East Valley are all a serious drive. If you work in Goodyear, Avondale or the west side, it is much more manageable. This is the single biggest thing to think through before you buy here.

Can I find a home in Buckeye under $350,000?

Yes, and there is usually a decent selection. Sort the homes above from low to high to see what is available right now. Most of what you will find in that range is in 85326.
