In a lot of West Valley cities you can look at a zip code and roughly guess the price. Glendale does not work that way. There are eight zip codes in this city, and within a single one you will find homes in the low two hundreds and homes near a million.

That is because Glendale filled in over decades rather than all at once. A neighborhood built in 1965 can sit right next to one built forty years later. In the newer cities out west, the age of a house tracks with where it is. Here it does not.

The practical effect is that you have to look at homes individually. You cannot rule out an area, and you cannot assume one either.

Homes Move Faster Here

Houses in Glendale sell noticeably quicker than in Buckeye or north Peoria. You have less time to think it over, and less room to negotiate on anything priced well.

Find out the age of the roof and the air conditioner on anything built before 2000. In a city with this much older housing stock, that is the difference between a good buy and an expensive year.

Ask whether a home has an HOA at all. Plenty of Glendale neighborhoods do not, which some buyers want and others do not expect.

And pay attention to school district. Glendale is split between several, and the boundaries do not follow the city lines the way people assume.
