What Shapes Prices in Goodyear

Almost everything here is new. Goodyear built out mostly in the last thirty years, so the roof-and-air-conditioner question that dominates older cities matters less. What replaces it is the builder question. A price with an odd ending came off a builder's price sheet rather than a homeowner deciding what to ask, and that number is a starting point. Lot premiums, structural options and design center selections get added on top, and advertised incentives are usually tied to using the builder's lender.

The range is wide. There are homes here in the three hundreds and homes well past a million. What moves you along that range is mostly square footage, how new the house is, and how much land came with it. Use the price filter rather than scrolling, because the first page of results is not representative of what is available.

The HOA number in the listing may not be the whole number. Several of the larger master planned communities out here have a community fee and a master association fee, and listings often show only one. Ask what the total monthly obligation is. It is the most common surprise I see people run into in this part of the Valley.

What I Would Check

Find out whether a home is a resale or still selling from a model, because the price behaves differently.

Check the lot size. Standard subdivision lots and acreage properties both exist here, and the same asking price can buy either one depending on where you are.

Is Goodyear more expensive than Buckeye?

Somewhat, yes. Goodyear sits closer in and has less of the very affordable inventory that Buckeye has at the low end. If your budget is the deciding factor, look at both. If commute is the deciding factor, Goodyear is the shorter drive.

Why are there only two zip codes?

Goodyear is compact compared to its neighbors. Most of the city falls in 85338, and 85395 covers the northern portion, which tends to price higher. It is a simpler city to search than Phoenix or Glendale for exactly that reason.

Are homes here mostly new construction?

A large share of them, yes, and you can often spot a builder listing by the price. Numbers with odd endings like $451,805 come from a price sheet, not from a seller deciding what to ask.
