Before You Buy a Home in Phoenix

Two homes can look pretty similar online and still have very different things to consider once you dig into the details. These are a few of the things I pay attention to when helping buyers compare homes in Phoenix.

Roof & HVAC

Find out what you can about the age and condition of the roof, HVAC system and other major components. Those items can matter a lot more to your budget than fresh paint or new flooring.

HOA

If the home is in an HOA, look at the current dues, what they cover and the community documents that apply to the property.

Solar

If you see solar panels, find out whether the system is owned, financed or leased and review the details of any agreement connected to it.

Pool & Equipment

With a pool, look beyond the water and landscaping. The condition of the pool itself, along with the pump, filter and other equipment, is worth understanding too.

Additions & Improvements

If a home has been expanded or significantly modified, ask what documentation is available for the work and investigate applicable permits.

One more thing: don't assume two homes with the same price are going to cost the same to own. The condition of the big-ticket items can make a much bigger difference than new flooring or a remodeled kitchen.
